7. Review Your Offers. You may get offers the day your home hits the market, after several tours, or a month down the road. 2021 is a Sellers Market, which means there are more buyers than homes available for sale. Now is a great time to sell because you have a higher chance of getting multiple offers.
When you do, keep these things in mind:

Get advice from your real estate agent. While reviewing offers, you might already start to form your decision. If you have multiple offers, you may be inclined to prefer one over the other. Get advice from your real estate agent before making a final decision. Your real estate agent is legally obligated to put your best interests first. With their experience and knowledge, they can help determine the best offer for you.
Create a spreadsheet to compare offers. Offers can look the same at first glance. You want a concrete place where you can quickly and specifically see their differences and strong points. Create a spreadsheet and input offer specifics such as offer price, payment method, and contingencies.
Negotiate if you must. Not satisfied with the offers? Don’t hesitate to negotiate. Get help from your real estate agent (who most likely has superior negotiating skills).

8. Complete the Steps to Closing. After accepting an offer, sign the offer agreement and send it to the escrow and title firm. Final walk-through. This is the buyer’s last chance for inspection. As a seller, you’re obligated to leave the home broom-clean, which means swept, vacuumed, and clear of any items that the buyer did not agree to buy.

Inspect the settlement statement. Think of the settlement statement as the receipt of your home sale. It details all the fees and credits from the entire transaction. 4. Prepare Your Home for Sale. This stage may be emotional for first-time home sellers. Take your time to bid your home goodbye. This will get you to stop thinking of your home as yours and start thinking of it as a product on display in the market. Being at peace with your decision to sell is key to a rewarding experience.

Here are a few things you can do to get your home ready:

Make important repairs, but avoid unnecessary upgrades. Some sellers go into overhaul mode and think upgrading their home will make it sell high and fast. This can quickly add up. Besides, not all repairs or remodels will give you a return on your investment. The rule of thumb is this: only repair things that are structurally or mechanically defective.
Declutter every room of your house. Expect buyers to inspect every nook and cranny of your home. Prepare by decluttering room by room. Start sorting out your things as early as now. Organize your stuff into different categories, such as Keep, Donate, Sell, and Throw or Recycle. Sorting things into what you plan to do with them will speed up the decluttering process. Work on your curb appeal. People move to New Jersey for many reasons, not the least of which is the outdoor space. Don’t neglect your curb when getting your home ready for sale. A well-kept outdoor space will boost the value of your property. Clean up debris, mow the lawn, and remove any weeds, and trim plants. You can also add some items to brighten up your curb, such as a pretty mailbox,

5. Create a Marketing Plan. After cleaning and sprucing up your property, it’s time to show it to buyers. One of the greatest benefits of working with a real estate agent is their real estate marketing skills. They can help you promote your property online and offline.

Here are notable things to include in your marketing plan:

Upload photos to Multiple Listing Service (MLS). Upload your property description and photos to MLS to formally activate your listing. Your MLS listing will be syndicated to top real estate websites instantly, capturing the attention of homebuyers online.
Promote on social media. Social media is a powerful marketing tool. You can promote your home for sale and get it in front of people within your area. You can utilize the Check-In feature and add hashtags so your posts will come up when people visit your location or use your hashtags as search terms. This is where house showings come in. You don’t need to initiate or manage any communications with possible buyers. Instead, their agents will book a tour with your agent.

Here are a few things to keep in mind about showings:

Organize your calendar. Plan to be away from home on specific evenings each week so that your agent can schedule tours properly.
Inform your agent of schedule changes. Ring up or message your agent if you need to be away for the weekend for a work trip or your son’s baseball game. Make sure your agent knows of any schedule changes that will affect showings.

Abandoned Church Turned Impressive Home

This home at 207 Davis Station Road will stop you right in your tracks.

Evolution Real Estate Partners ’ Team Leader Valerie Vargas , who represented the sellers of this home in the past year, witnessed firsthand the powerful effect that the home has on its visitors.

Its stunning structure and rich history made the house a real estate gem when it hit the market. As the listing agent, Valerie was contacted by local news and real estate platforms, including NJ.com and Realtor.com .

“There’s a moment that happens every time someone walks through the door,” Valerie shared with NJ.com . When people enter the church-turned-home, they couldn’t help but pause to take in its astonishing features.

The 3,682 square-foot Cream Ridge home used to be the Upper Freehold Baptist Church. One of its donors was Scottish-American industrialist and philanthropist Andrew Carnegie.

The preservation of the church features while converting it into a living space took hard work, meticulous planning, and great appreciation for art, history, and design.

In 2018, Monmouth County Historical Commission recognized this and granted the Murphy family, the home’s previous owners, a Preservation Award for Adaptive Reuse Restoration of the Church.

About $750,000 was spent in restoring the home. This included remodeling the electrical and plumbing systems.
